Building Record
Few people lose sleep
over the structure.
But the darkening on the exterior wall is there every morning.
Two costs
Dirt on the exterior is not
only a cleaning-cost problem.
Cost 1
Scaffolding and washing every few years
Wash it, and if the cause remains it comes back in the same place.
Cost 2
Looking tired
Faces fall during viewings, and tenants become less willing to renew.
In other words
It is a question of occupancy and rent
The impression the exterior makes counts at viewings and when tenants decide whether to renew.
What we most want to say
Upkeep between repairs
becomes an asset-management record.
That record becomes an asset-management document, one that shows a bank or a future buyer not only that you owned the building but that you looked after it.
Building Record
Four things are kept.
01
Fixed-point photographs
The faces people see, and the faces where deterioration begins. Both, from the same angle, every year.
02
Inspection standards
One line for each face. "Have black streaks or algae appeared?"
03
Work records
Date of work, extent, and details.
04
Leasing and renewal notes
Set side by side, the link between the exterior's condition and occupancy becomes visible.
The actual fixed-point photographs will be published once we have the owner's permission.
3 years
The record
finds occasions to be used.
Application
Compare, then decide
Set it side by side with the washing and scaffolding costs you can expect from now on.
+1 year
Compare with last year
Check changes in fixed-point photographs and use them to decide when the next washing is due.
+3 years
A record you can show
When considering refinancing, a sale, or major repairs, you can show the history of care.
Frequently asked questions
How does it relate to major repairs?
It does not replace major repairs. Waterproofing, sealing and crack repair are each still needed. Please use it for exterior upkeep between repairs, and as the record of that upkeep.
How much does it cost?
As it varies with the material and area, the height and scaffolding, and the state of the soiling, we give an estimate after an on-site survey. We present it so that it can be compared side by side with the washing and scaffolding costs you can expect from now on. The on-site survey and estimate are free. Where there are costs, such as for distant locations or when scaffolding is needed, the installer in charge will tell you in advance.
Will the work affect tenants' business?
We work in separated sections. The schedule and the areas affected are shared in advance.
Can you handle large properties?
Head office puts together a team for them. For distant locations and large projects, head office may act as prime contractor.
About the annual inspection
We visit once a year to take fixed-point photographs and keep the record. It is a paid annual contract, and we present its cost together with the estimate for the application. When repairs are needed, we explain what they involve and what they cost, and carry them out for a separate fee.
How many years does the effect last?
How the effect lasts varies greatly with sunlight, how rain falls on the surface, foot traffic, and how the material wears. For that reason, we do not promise that it will last a certain number of years. You can check its condition through the work record and an annual inspection (paid).
Is there a warranty?
We do not offer a warranty. This is because the environment differs from site to site, and we cannot promise the same number of years. Instead, we keep a record of what was applied and when, and hand it to you.
